An inspection is two things, and people only ask for one
The site visit is the obvious half. Someone opens the tank, measures the layers, checks the components, and walks the field. That is necessary and it is what most people picture.
The other half is the paperwork, and it is routinely skipped. North Carolina permits on-site wastewater systems at county level and those records persist — for properties in this area, with Pitt County Environmental Health. The file typically shows what type of system was approved, how it was laid out, what design daily flow it was sized for, and where the reserved repair area sits.
Without that, an inspector is reading a system with no idea what it was supposed to be. With it, findings that would otherwise be ambiguous resolve immediately:
- A field showing strain becomes “this system is serving more bedrooms than it was permitted for” rather than “this field is failing”.
- A missing component becomes “this was never installed to the approved design” rather than “this looks unusual”.
- A wet corner of the lot becomes “the repair area is where that shed is” rather than a mystery.
Ask for the records. It is a request, not an excavation, and it costs nothing but time.
Reading the tank
When the tank is opened, the two measurements that matter most are the sludge layer on the bottom and the scum layer on top. Together they tell you how much of the tank’s working volume is still doing its job.
A tank that is heavily loaded is not just due for pumping. It is a system that has been at risk of carrying solids into the drain field — which is the damage that does not reverse. If the inspection finds a badly loaded tank on a system with no pumping history, the sensible next question is whether the field has already taken on solids, and that shifts the whole conversation.
The baffles matter too, and they are cheap to fix and expensive to ignore. The outlet baffle is what stops floating scum leaving the tank and entering the field. A collapsed or missing outlet baffle means the field has been receiving material it was never meant to see.
Reading the field
The field is assessed mostly from the surface, which sounds unsatisfying until you consider what surfaces.
- Ponding or soft ground over the trenches means effluent is not being absorbed at depth.
- Stripes of vigorous growth following the trench lines mean effluent is reaching the root zone — an early indicator, ahead of ponding.
- Odour strongest over the field rather than the tank points at the field rather than the tank.
- Seasonal history matters enormously here. A field that is dry in September and ponding in February is telling you about the water table, and an inspection in the wrong month can miss it entirely.
That last point is worth planning around. If you have a choice, an inspection during the wet season tells you considerably more about a coastal plain system than one in late summer.
What an inspection cannot tell you
Honest limits, since they get glossed over:
- It cannot predict remaining life with any precision. Anyone offering a number in years is guessing.
- It is a snapshot. A field inspected in a dry month may behave differently in a wet one.
- It cannot see the soil interface inside the trenches, which is where clogging actually occurs.
What it can do is find the problems that are already present, establish a documented baseline, and put the county records in your hands. For most owners that is enough to make the next decision with something other than hope.
